L4 Capital Partners, the developers of the Courthouse Square mixed-use development, have chosen a nationally recognized commercial real estate services provider to conduct pre-development project leasing.
Cassidy Turley, a leading commercial real estate services provider with more than 3,700 professionals in more than 60 offices nationwide, has been selected for leasing Courthouse Square’s office component.
Courthouse Square is a development encompassing the current 1.7 acre Loudoun Times-Mirror building and parking area.
Slated to begin construction in the fourth quarter of 2013, the building is scheduled to be completed in 2015.
The $45 million project includes 110,560 square feet of rent-able Class A office and retail space designed to LEED Silver standard.
Courthouse Square’s office component features 27,000-square- foot floorplates; four outdoor terraces overlooking downtown Leesburg; energy efficient HVAC and plumbing systems; green-roof systems to reduce heat island effect and runoff; bicycle storage and shower room; parking garage; and access to the Courthouse, Loudoun County Government Center, Leesburg Town Hall and the area’s restaurants, galleries and shops.
The development will also include up to 21,300 square feet of retail and restaurant space.
Tasked with marketing the property will be Cassidy Turley Managing Director Bert Harrell, Vice President Anthony Chang and Associate Vice President Chris Darling.
“No other property in downtown Leesburg offers the modern amenities, LEED Silver building construction and large floorplates across the street from the courthouse,” Harrell said in a news release. “It’s the 21st century workplace in a historical setting, and it’s ideally suited for law firms and other professional services firms that require access to Loudoun County’s legal and government centers, or to nearby Washington, DC.”
