    Ashburn Village in Loudoun County, VA

    Located on over 1,500 acres just 33 miles west of Washington, D.C., and only minutes away from Dulles International Airport, Ashburn Village is one of Northern Virginia’s largest planned communities, a premier location in Loudoun County.  Between 16,000-18,000 residents live in 5,071 units, including single-family homes, townhomes, condominiums, age-restricted townhomes, and apartments. Residents enjoy a wide range of outstanding amenities, including the Pavilion and three recreation centers with pools, athletic fields, over 500 acres of open space with six lakes and ponds stocked annually for fishing, a wildlife preserve and a butterfly park. 12 miles of jogging and bike trails wind through the heart of this community, part of the historic 45-mile Washington & Old Dominion Railroad Regional Park bike trail, enjoyed by residents and visitors from all over the world.

    The planned community of Ashburn Village, approved in the mid-80’s, grew around the historic village center of Ashburn, reportedly named for a memorable ash tree that was lost in a fire years ago.  The lake at Ashburn Village was constructed in 1987, and is the site every 4th of July for a brilliant fireworks display for the community. Village development began in 1988 in phases, and is nearly complete, with just one section remaining for residences, and two parcels for commercial/retail construction. After the initial developer fell into bankruptcy in 1990, Chevy Chase Bank took ownership and created Ashburn Village Development Corp (“AVDC”) to run development of the village. Under the guidance of AVDC, a comprehensive plan with great vision for the community began to take shape. Ashburn Village increased its density and nearly doubled its original size and is now a flourishing, stable community. When fully built, the community will have about 2.5 million square feet of planned commercial and office space. At present, Ashburn Village Center, just minutes away for all residents, provides shopping and services in 200,000 square feel of retail space. Also not far away, two expansive shopping malls, Dulles Town Center and Leesburg Corner Premium Outlets, give shoppers many options.

    Unlike other HOA’s in the county, Ashburn Village is completely, 100% self-managed, supporting 17 full-time employees, and hiring contractors and consultants when needed. As an unincorporated planned village, Ashburn Village created a Community Association (“AVCA”) that established a 7-member Board of Directors with ultimate financial responsibility for the Association and for the administration and affairs of the community. It’s an active HOA working hard to maintain and enhance sustainability for the community over time. Current President Doug Carlson understands, in a strategically practical way, that because Ashburn Village is one of the largest planned communities in Loudoun, there is “more to offer, maintain, sustain and manage for the benefit of the entire community.” With the extraordinary amount of amenities that Ashburn Village offers, including street light maintenance and utilities, which is unusual, they are neither the highest or the lowest with their assessment fees. “I’d say we are somewhere in the middle, so reasonable considering our fantastic benefits,” states Carlson.

    A hallmark for this community is the Ashburn Village Sports Pavilion, designed for use by all its members. Currently in a phased renovation, the Pavilion, includes over 26,000 square feet of indoor space with a 25-meter, 6-lane pool; exercise, aerobic, sauna and steam rooms; an Advanced Training Center; a full-sized gym with bleachers; racquetball, squash and enclosed, lit tennis courts for winter play; locker rooms; TV/lounge; pro-shop; and nursery/daycare. Outside on the Pavilion grounds is another 25-meter, 6-lane pool, a wading pool, and a marina and pier for non-motored boating. All kinds of programs and events for both members and non-members spring out of the Pavilion, throughout the summer and year round, including two active swim teams, the summer-time “Aqua Jets” and the year-round “Blue Waves.” Summer sport camps are big at the Pavilion, as well as myriad after-school programs year-round. Every September, the grounds of the Pavilion become a carnival for VillageFest, an annual community celebration with rides, games and fun for the whole family. Each of the three rec centers also has an outdoor pool, for a total of five in the Village.

    When Carlson moved here from Winchester in 1994, after his first son was born. He says, “Ashburn Village was the only place we looked. We love Loudoun. It’s a great place to raise a family; the school system is superb.” When Carlson was later transferred with his job, the Carlsons kept their home here because they knew they wanted to come back. By 2003, they were in their second AV home and so happy to be back. “Ashburn Village is a pretty big melting pot,” Carlson says. “Because Ashburn Village maintains continuity in the school districting, my kids have grown up knowing a wide circle of friends that will last a life-time.”

    The superior Loudoun County Public Schools have their administrative offices in Ashburn. Within the boundaries of the subdivision, children K-5 attend one of two elementary schools: Ashburn Elementary for those in the northern part of the Village, Dominion Trail Elementary for those in the south. 6th - 8th graders attend Farmwell Station Middle School. High Schoolers travel just south of the Village to Broad Run High. Loudoun County Public Schools offer educational programs that rank with the best in Virginia and in the nation, providing well-run programs for Gifted Students, Vocational and Alternative Education, as well as Special Education.

    Carlson echoes the sentiments of many other Ashburn Village residents when he says, “we are perfectly situated here. We can easily get in to the city when we want, but we’re close enough to the beauty of more rural parts of Virginia too. My kids grew up in suburbia.  But when I took my son and daughter to Franklin Park in Purcellville for a star-gazing night with an astronomer from West Virginia, well, it’s a night I’ll never forget, and I don’t think they will either.”

    Premier is the word for an experience like that. For fortunate residents of Ashburn Village, opportunities for premier quality of life abound.

    Between 2009 and 2014, the population in this area is projected to increase about 23%. In comparison, Loudoun County population is expected to grow 23.5%. The population of Virginia is projected to increase 5.5%.
