Ashburn Farm in Loudoun County, VA

The residential planned community of Ashburn Farm is located on 1,274 acres in Ashburn, Virginia, in Loudoun County, directly north of the Dulles Greenway. One of the more established planned communities in Loudoun, the Ashburn Farm Partnership was created in 1986 and construction began soon after approval by the County. Cavalier Land Development Corp., developers of Ashburn Farm, designed the community to blend with the natural rolling terrain, so the community is blessed with winding boulevards and lots of trees. Part of the historic Washington & Old Dominion Railroad trail borders the neighborhood to the north. The first home was purchased in the summer of 1988.

All the road and utilities of this community, built to County and State standards, are now under the care of the State of Virginia for continued maintenance. The streets in the townhouse areas are conveyed to and maintained by the Ashburn Farm Association (the “Association”). Individual homeowners are responsible for common driveways and/or pipe stems. The majority of land on which Ashburn Farm lies was originally the Gray Diary Farm, and a connection to this rural heritage is felt throughout the community. A windmill was salvaged and restored from the Gray Estate and now stands with the old “Ohio Buckeye” tree near the Association’s offices and community center.

Carolyn Severo, who has lived in Ashburn Farm with her husband and two children since 1992, recalled the early days in the mid-eighties, driving her stepson to Broad Run High. “Ashburn Road was partially a dirt road back then,” she said. “As I drove along, I remember thinking, ‘Who would ever move to this cow pasture?’ Little did I know…” Janice Brewer, who has lived in Ashburn Farm for the past 22 years, remembers those dirt roads, too. In the prehistoric days before cell phones, she remembers it used to be long distance to call on the other side of Route 28. “It took a long time to get those calling rates to come down,” Brewer recalled, “and there were no stores close by, no malls, no shops, certainly no Wegmans. We felt like pioneers.”

Things have changed dramatically since then. When the Severos first arrived, there were 5 local menus to choose from; now there are over 100. Ashburn Farm is a fully built out community of 3,844 homes, and roughly 12,000 residents. A variety of architectural styles, including patio homes, town homes, condominiums, and apartments comprise the neighborhood. The majority (1,806) are single-family residences, built in clusters to allow surrounding open space and trees to grace the area. In fact, 185 of Ashburn Farm’s total acreage is reserved for open space, ponds, parks and recreational facilities, complete with over 28 miles of bike and exercise trails throughout the community.  With this kind of access to nature, residents are able to feel connected to the land and its seasons, much as the original farm holders must have felt. When they need to shop, residents are just a short distance from 100,000 square feet of shopping at Ashburn Farm Village Center and 225,000 sq. feet at Ashburn Town Center. If this isn’t enough, Dulles Town Center and the Leesburg Corner Premium Outlets are only a few miles away.

Many amenities add to the sense of community and recreation at Ashburn Farm, including three outdoor pools (Windmill Pool, Breezy Hill Pool, and Summerwood Pool), each with a pool clubhouse. In addition, residents of all ages enjoy 12 tennis courts, 8 basketball courts, 2 soccer fields, 2 baseball diamonds at the 16-acre Greg Crittenden Memorial Park, and several more at Trailside Park, 1 beach volleyball court, and 19 tot lots. Five ponds, some stocked with fish, are available for fishing on a catch and release basis. A covered 10,000 square foot outdoor pavilion is the center for lively community events throughout the year, and the backdrop for the annual Summer Kickoff event, including extensive fireworks over Windmill Pond. In addition to contributing to the maintenance of these common areas and amenities, HOA fees, which are among the lowest in Ashburn, also cover trash and yard waste removal, recycling, and limited snow removal.

All year long, residents enjoy community events that bring everyone together. In addition to the well-attended annual Summer Kickoff street party, Ashburn Farm neighbors enjoy Bass Derby and Wine Fest. Right before Halloween, middle schools out-do each other in a costume contest for “Monster Mash” at the Windmill Community Center. Coordinated community yard sales each spring and fall are a popular way to clear out the old and find new treasures while meeting your neighbors. Those neighbors show up not just for celebrations, but also when you really need them. When Severo was severely ill several years ago, she saw her neighbors’ compassionate quality in action. “The outpouring from the community was unreal. It really blew me away,” she said. “People brought food, sent cards, made quilts—they just showed up. I barely knew some of these people, but it didn’t matter to them. I felt completely embraced by this community.”

Another emphasis in the community is education. Ashburn Regional Library is located in Ashburn Farm, and the superior Loudoun County Public Schools have their administrative offices in neighboring Broadlands in Ashburn. Education is a top priority among the residents of Ashburn Farm, including top-ranked schools such as Stone Bridge High School and Sander’s Corner Elementary School.  Loudoun County Public Schools are consistently ranked high in the state and nationally, providing well-run programs for Gifted Students, Vocational and Alternative Education, as well as Special Education.

Within the boundaries of the subdivision, elementary children (K-5th grade) are split between three schools. Students who live in the western part of Ashburn Farm attend Sanders Corner Elementary, consisting almost consistently of Ashburn Farm residents. Students who live in eastern part of Ashburn Farm attend Cedar Lane Elementary School, which also includes students from some smaller housing developments surrounding the community.  Students in the northern areas of Ashburn Farm attend Belmont Station Elementary School, which also includes students from neighboring Belmont Greene. Middle School students (6th - 8th grades) attend Belmont Ridge Middle School in Lansdowne, or Eagle Ridge Middle School in the Broadlands, or Farmwell Middle School in Ashburn Village. High Schoolers attend either Stone Bridge High, located in the northern part of Ashburn Farm, or Broad Run High, immediately southeast of the community in neighboring Farmwell Hunt.

Eric Hornberger, President of the Board of Trustees of the Ashburn Farm Association, echoed the sentiments of many other long-term residents when he said, “Ashburn Farm is a terrific community with outstanding natural features, unusually wide streets, mature trees, and well-kept amenities. Located in the heart of Ashburn, it is convenient to great schools and shopping, while maintaining much of the charm of the original countryside and down-home feel. It is hard to imagine a better place to raise one’s family in the national capital area.”

Between 2009 and 2014, the population in this area is projected to increase about 36%. In comparison, Loudoun County population is expected to grow 23.5%. The population of Virginia is projected to increase 5.5%.
