South Riding, Virginia

The master planned development of South Riding, aka South Riding Proprietary, sits on 2,100 acres in the southeastern portion of Loudoun County, Virginia. In just fifteen years, South Riding’s acreage has grown from open space to its current population of over 25,000 residents. Because of the natural beauty of its rural setting, the reasonable assessments, and the financial stability of its HOA, South Riding has become one of the most desired locations to raise a family in Northern Virginia. Its location near Route 50 and Route 28 provides access to the Dulles/Reston/Tysons Corner tech corridor, and other employment centers in Northern Virginia and D.C.

Incorporated in 1995, South Riding Proprietary is a non-stock non-profit corporation. In 2008, South Riding Proprietary was recognized as the Washington Metro Chapter CAI Large Scale Community Association of the year. A nine-member resident-controlled Board of Directors manages the affairs of the Proprietary, and active resident volunteers serve on Proprietary committees.

The South Riding Proprietary maintains small-town charm with the sophisticated advantages of a Washington, D.C. suburb. A multitude of amenities are available to South Riding residents, including two community buildings, four swimming pools, over a dozen tot lots, parks, four lighted tennis courts, a World Trail Fitness Course, basketball courts, three miles of pedestrian trails, and over 260 acres of Common Area. Members enjoy a carefully planned, professionally produced, and well-attended event almost every month. Not part of the HOA, but nearby, is the South Riding Golf Club, a Dan Maples Signature Championship course.

Several developers were involved in the early years of South Riding. At present, Toll Brothers, the Fortune 500, multi-award-winning developer known for superior design and craftsmanship, have built many of the luxury residences, both single-family and town homes, many ranging from the low $300’s to the mid $500’s, with some reaching in excess of one million and reselling for $800k+. Built to be a town within a town, this is a neighborhood where luxury meets convenience. Happy residents don’t have to go far to find everything they need. From the vet to the dry cleaners to the dentist’s office, it’s all right in the neighborhood. Lisa Pitarque, a South Riding resident since 2001, enjoys the small town feeling. “We love it here. When we were looking for a place to live, this was the first community we visited where I immediately felt right at home.”

Also located in the South Riding community is Phase I of the Dulles South Multipurpose Center, operated by Loudoun County Parks and Recreation, which offers pre-school, a senior center, a skate park provided to the County from South Riding, and community services activities. Phases II and III will include indoor swimming pools, a gym with an elevated track, a fitness area, an exercise studio.

Education is a key focus for families in the South Riding community. Loudoun County public schools offer educational programs that rank with the best in Virginia and in the nation, providing well-run programs for Gifted Students, Vocational and Alternative Education, as well as Special Education.  Over 7,000 students attend schools in the Freedom High School cluster. South Riding has three elementary schools (Hutchison Farm, Liberty, or Little River Elementary) and a high school (Freedom High) located within the community. Middle school students attend either Stone Hill Middle in Ashburn, or Mercer Middle in Aldie. A new middle school is currently under construction near South Riding.

Trafalgar House, a now defunct British conglomerate that was the original developer of this community, chose the name “South Riding.” Yorkshire County in England was historically comprised of three subdivisions, East Riding, North Riding, and West Riding. There was no “South Riding.” (Trafalgar House may have been inspired by the classic 1936 novel by Winifred Holtby, set in the fictional South Riding.) Trafalgar House created South Riding in southeastern Loudoun County. South Riding Proprietary Board President Jeff Salmon described an original brochure, before Toll bought the development, that shows the community including commercial areas similar to small, separate groups of buildings found in old English towns.

Salmon said, “My wife and I moved to South Riding in the spring of 1999. After looking at many, many neighborhoods in the area, we kept coming back to South Riding because of the well thought-out design of the neighborhood. Even when South Riding was much smaller than it is today, it had a great feeling of community. We felt that South Riding was going to grow with us into the community we wanted to call home.”

With over 25,000 residents choosing to live in South Riding, it looks as if, across the Atlantic from the Mother Country, this growing community is making history of its own, the American way, right in its own hometown.
