H&M Gudelsky Asset Management LLC sells to Amazon

H&M Gudelsky Asset Management LLC sold 100 acres of land in Chantilly for $73 million to Amazon Data Services.

Amazon Data Services has acquired 100 acres in Chantilly as part of a $73 million deal, according to land records.

Multiple media outlets have indicated the site will be used for data centers.

The Washington Business Journal first reported earlier this month that H&M Gudelsky Asset Management LLC sold the land shortly before Christmas for well over the assessed value of nearly $3.5 million. 

The site borders the boundary line of Fairfax and Loudoun counties, sitting north of Route 50.

The land is zoned Mineral Resource/Heavy Industry (MRHI) and has been owned by the company since 2004.

In July, Amazon Web Services acquired nearly 90 acres near Arcola for $116 million.

Loudoun County is home to more than 70 data centers, with most of them falling in the Ashburn corridor that has become known as "Data Center Alley."

How long before mostly underground data centers get built on Dulles Airport property to avoid both Virginia and Loudoun taxes just like MWAA already does?

Seems overvalued to me. All those houses to the west of the airport, with a horrible commute? You paid what for a shared walls townhouse where?

Amazon seems to mostly build a similar looking building for data centers over and over. Once you know what it looks like they are easy to spot. Amazon already has over 100 in the region.

Anybody else notice how under-assessed this commercial property is? Now consider the Greenway itself is currently assessed for $300 million . less than the current owners paid for it and $600 million less than they refinanced it for after buying it. Howard Hughes Medical Institute has a $500 million laboratory building on hundreds of manicured acres with several apartment houses and pays no property taxes. Are you starting to see how boards pay back their friends/donors? :-)

At least data centers don't send children flooding our school system like do townhomes and apartments.

You don't need 100 acres for a data center. Amazon has something big planned.

Given its location, it sure would be an ideal spot for a major shipping distribution hub for the Northern Virginia area. (eg: Dulles Airport, Tollroad, I-66, RT50, RT28)

This won't be for a single data center. Amazon will build multiple (probably at least three) to support availability features. They may also put a distribution center there, (oh, the traffic nightmare that would be for Rt 50!) but it will have a significant data center component.
