The rumors are true: East Coast grocery chain Wegmans is planning to move to Loudoun's Arcola Center, supervisors Matt Letourneau (R-Dulles) and Tony Buffington (R-Blue Ridge) announced in a joint statement today.

The move, however, has some caveats.

The supervisors said the developer of Arcola Center has a contract in place to sell a piece of its property to Wegmans for the new store. But the contract is contingent on changes to the development itself, and there is no timeline for construction.

Wegmans says it wants to wait at least two years after it opens its new Chantilly store before it proceeds with its Arcola Center shop.

The grocer's Arcola Center location would become its third site in Loudoun. Wegmans already operates a store within Village at Leesburg and Dulles 28 Centre.

Meanwhile, the Arcola Center developer is also talking to several other large tenants for its retail section.

"If history is any indication, Wegmans is a very attractive tenant and makes it easier to recruit other retailers," Letourneau and Buffington said.

In addition to the Wegmans application, Arcola Center also has a data center tenant that would take up virtually all of the approved flex-industrial zoned area and some of the retail area.

Buffington and Letourneau did not disclose who the tenant was.

If approved, they said the development would bring significant revenue to Loudoun and allow for other components of the project to move forward.

"There are a variety of modifications requested in the developer's rezoning application, which will undergo full legislative review by the county," Buffington and Letourneau said. "As part of the request, there are also proffers and changes to existing proffers related to the development of infrastructure and road network. The transportation plan for this area is for Dulles West Boulevard to continue west to the future Arcola Boulevard, which will then become a northern continuation of Gum Spring Road that would end at Route 606 and Loudoun County Parkway."
